The short version: this site is general information, not an offer of credit or a commitment to lend, and the calculators produce estimates rather than approvals. Nothing here creates a lender-borrower relationship, and no loan exists until you apply, are approved and sign documents. By using the site you agree to what follows.

All loans are subject to credit approval, verified property value, clear title, program guidelines and applicable law. Not all applicants qualify. Program terms and guidelines change without notice and vary by state and by borrower. Descriptions of the program here reflect guidelines as we understand them on the date shown on the page; confirm current terms with us before relying on them.

Timelines and the "as little as 5 days" figure

Funding timelines described on this site reflect outcomes available to qualified applicants on files that proceed without complications, and they include the rescission period required on a primary residence. They are not promises. Files slow down for ordinary reasons — verification, valuation, title, and how quickly you respond. Some states, Texas among them, have their own required timelines.

The calculators

The equity calculators produce estimates using the figures you enter and the program's general limits. They are not appraisals, were not prepared by a licensed appraiser, and are not offers of credit or statements of the amount you can borrow. They do not access your credit. Your actual line depends on a verified property value, your credit profile, existing liens and your state. Do not make financial commitments based on a calculator result.

Where we can do business

Korbin Spangenthal is licensed to originate mortgage loans in 30 states: Alabama, Arizona, Arkansas, California, Colorado, Connecticut, the District of Columbia, Florida, Hawaii, Iowa, Kansas, Kentucky, Maine, Maryland, Michigan, Minnesota, Missouri, New Mexico, North Dakota, Ohio, Oregon, Pennsylvania, South Dakota, Tennessee, Texas, Utah, Virginia, Washington, West Virginia, and Wyoming. This site does not solicit business, accept applications, or offer to lend for properties in any other state. The West Capital Lending Home Equity Line is not available in New York, and no mortgage solicitation activity or loan applications for properties located in New York can be facilitated through this site. The listed-for-sale program has its own narrower state list, described on the relevant pages.

Your home is the collateral

A home equity line of credit is secured by your home. As with any loan secured by your home, failure to make required payments could result in the loss of your home. Consider that carefully before borrowing, and read every document you're asked to sign.

Using the site

You may read, print and share these pages for your own personal, non-commercial use.
