Who is behind this site

I'm Korbin Spangenthal, Vice President at West Capital Lending. I've spent my career in mortgage origination running a high-volume production operation, and I'm licensed both as a mortgage loan originator (NMLS #2079029) and as a real estate agent (DRE #2178533) — which is a useful combination when the question is really about the sale of a house and the financing around it at the same time.

Why this site exists

Because of a phone call I kept getting. A homeowner lists their house, finds the next one, applies at their bank for a home equity line to cover the down payment — and gets declined, not for credit or income, but because the property is on the MLS. Most banks have a hard overlay against it. Nobody warns people in advance, and by the time they find out, their offer window is closing.

There is a program that funds those files, and I do them regularly. I couldn't find anywhere on the internet that explained the situation honestly, so I built this. The general HELOC guides came later, for the same reason: the questions people actually ask — should I refinance or take a line?, how fast can this really fund?, will checking hurt my credit? — mostly get answered by pages written to rank, not by someone who closes the loans.

Why don't you publish rates or fees anywhere on the site?

Because a rate quoted without your credit profile, verified property value, lien position and state is a guess, and a guess on a page like this tends to become a promise in someone's memory. You get real numbers from the soft-pull pre-qualification, which takes a few minutes and doesn't affect your score.

How do I verify Korbin's license?

Do you handle loans other than HELOCs?
