Hours are Monday through Friday, 8:00 a.m. to 6:00 p.m. Pacific, and I answer outside those hours more often than I should. Weekend calls about a listed home are fine — that's usually when people find out their bank said no.
What to have ready
You don't need documents for a first conversation. Three numbers and a date will do: what the home is worth, what you owe against it, how much you're trying to access, and when you need it. If you want a rough figure before we talk, the calculator takes thirty seconds and doesn't touch your credit.
What happens next
- We talk through the scenario. Ten minutes, usually less. You'll get a straight read on whether it fits — including if it doesn't.
- If it fits, you pre-qualify online. A few minutes, soft credit pull, no impact to your score. You see the real line amount and terms.
- If it doesn't, I say so. Wrong state, numbers that don't work, a timeline that can't be met — you'll hear it on the first call rather than after an application.

Common questions
How fast will I hear back?
Same business day for anything submitted during business hours, and usually within a couple of hours. If your home is already listed, call rather than email — timing matters more on those files.
What should I have ready for the first call?
Three numbers and one date: roughly what the home is worth, what you owe on it (including any second lien), how much you need, and when you need it. That's enough to tell you whether this fits.
Will calling put me into an application?
No. A call is a conversation. Nothing is submitted, no credit is pulled, and pre-qualification later on uses a soft pull that doesn't affect your score.
Do you work with real estate agents?
Yes, frequently. If you have a seller who needs equity before their sale closes, or a buyer who wants to write without a home-sale contingency, get in touch and I'll walk through what's possible for that client.
What if my property is in a state you don't cover?
I'll tell you on the first call and, where I can, point you somewhere useful. Taking an application that can't fund wastes your time more than mine.
